Renovation and Attic Extension Nelkengasse
In contrast to the historically straightforward formulation of the existing building, the zoning provides for a change in the building height along Nelkengasse from building class IV to building class V. On the one hand, this dedication allows a roof conversion in the area of BK IV with dormer training and, on the other hand, an extension with roof conversion is possible in the area of BK V.
Project
Originally, the existing storeys each formed a unit. These were converted into four residential units per floor with an access corridor on the courtyard side. The attic space has been implemented with four maisonettes, two of which have terraces facing the courtyard. In the courtyard, the lift built in the course of the renovation ensures barrier-free access. One of the essential aspects of the planning for the creation of these 16 new residential units, which are between 47 and 80 m² in size, was to integrate the different building classes into the spatial implementation of the roof in such a way that it is not perceptible as an abrupt jump.
Since the building is located on the one hand at a corner with an acute angle and on the other hand the L-shaped floor plan with the short main façade located on Mariahilferstrasse leads to different axes in the building structure, the overall geometry was defined by pushing the volumes of the existing roof Nelkengasse, pitched roof main axis and the elongated dormer. The roof elements of different inclinations are brought closer together by additional incongruent surface formation and lines in the façade and thus connected to form a uniform skin.
